Mission Statement – to provide a fair and equitable assessment of each and every property within the Town of Bolton.

The Town of Bolton participates in a Coordinated Assessment Program (CAP) with the Town of Lake George.  This means we share the services of Assessor and coordinate assessment administration with them on a daily basis.  Everyday, the assessor is here in the morning and in Lake George during the afternoon.  Our assessment procedures which include revaluations, levels of assessments, exemption policies and data updates are all coordinated through this program. 

Tools at our disposal:

County tax maps, deeds of record, a geographic information system, sale records, up to date property inventories, photos and the NYS V4 computerized real property information and valuation system.

The Assessment Calendar:

March 1 – Taxable Status Day ( Exemption Filing Deadline and status of completion or condition of real property.)

May 1 – Tentative Assessment Roll Filed Annually

 

July 1 – Final Roll Filed Annually and Valuation Date

 

Common Exemptions Available:

AGED – Must be 65 by March 1 of year applying, annual income from all sources less than $27,199, and must be primary residence.

BUSINESS INVESTMENT – for commercial property which is new construction, an   addition or remodeling, a minimum investment of $10,000 is required.

STAR – Basic (Any age, any income, must be primary residence)

STAR- Enhanced ( Must be 65 during year of application, Income under limit of $67,850, and must be primary residence.)

VETERANS – Alternative, must have served in Branch of Armed Forces during Wartime Period, have been honorably discharged, and must be primary residence.
